If they have always leaked , there might be the wrong size rubber used. We have seen that more than once. The glass is usually 1/4" and then what ever thickness the house is made from. A 50ft box of rubber of around a $100. You would have to know how much smaller the glass is compared to the opening. It helps when you put it in to leave it about an 1" long and force the seam back together. I like the seam at the top. Final dab of black sealer at the joint usually does the trick. Keep the rubber wet with spray silicone as you get the window back in and seal the lock. The option is a framed window. We use Wynne windows, there cheaper than Diamond Sea Glaze. We haven't had any problems. You might get a better deal being from the northwest area.

Napa sells urethane sealant for windows in a tube. Black in color and is cleaned up with solvent. Is it leaking in one area only or all around? One area Gently pry the rubber back and squeeze the sealant in it. Or take it to the local glass shop and have them reset the glass and then you have the guarantee of no leaks.

When I pulled mine out the gap at the top had allowed the water to collect in side the channel next to the glass.

I took mine to a glass repair shop. They pulled the windows, applied a sealant, then reset the windows. Haven't had a leak in 2 years now. It set me back $100.
